Who is Really Responsible for the Store for Rent Sign?

I walked by my recently closed, former neighborhood pharmacy this morning, and I was wistful about its disappearance. I posted about the new Walgreen's across the street recently, and how I imagine it's put the little Mom & Pop Shop out of business, but quite possibly other factors were to blame.
